Gloria 122 is a project that revivals the atmosphere of the Art Déco in Rio de Janeiro and combines the latest in sustainable construction. Former E.G Fontes Building façade was preserved and restored with Mauricio Prochnick and Márcio Roiter consultancy in order to receive the corporate project Gloria 122 implantation developed by De Fournier and Associates architectural firm.

The result is a unique venture with the brands SDI Real Estate Development and Construction RFM, made from a historic building with the view of the most recognized postcards in the world.

 

As one of the most modern buildings in the city, the Gloria 122 Office Building complies with LEED international standards, designed to mitigate environmental impacts from demolition activities to final Office Building operations.

The Leadership in Energy and Environmental Design (Leed) is a building-rating system based on environmental sustainability criteria, which establishes mandatory requirements for new developments.
Several of Glória 122’s details were thoroughly calculated to meet LEED demands and parameters, such as: the demolition process, lighting design, air conditioning management, lighting and elevators, bicycle parking spots and proximity to public transportation alternatives.

Energy consumption in Glória 122’s building is certified. The smart lighting project designed by Peter Gasper uses natural lighting, while the architecture applies urban flow concepts, prioritizing circulation and maximizing comfort.
Featuring an integrated green roof, the elevated Coffee Shop area was designed to preserve the natural bedrock of the property and complement the surrounding services infrastructure.



The project also searches for functionality, efficiency and convenience:
• Double height ceiling lobby adds another level of sophistication to area.
• Ground floor auditorium with estimated capacity for 100 seat.
• Elevators equipped with anticipated destination and call system.
• High-end telephony and data networks.
• Security system is equipped with 24/7 remote monitoring cameras.

The building has two parking floors, a ground floor, and eleven office floor plans, two of which with open terraces. Each office floor optimizes natural lighting with surrounding windows to reduce electricity consumption. All room floors are prepared for raised floors and modular ceiling.

Office floors have:
• Up to 1,638 m²(BOMA - Building Owners and Managers Association - USA)
• Maximum free ceiling height between 2.50m and 2.80m


Façade
Art Déco style design with consulting by Maurício Prochnick and Márcio Roiter, incorporating the design developed by the De Fournier e Associados architectural firm.

Entrance Lobby
Double ceiling height of 5.05m and marble finishings.

Floors
Free height of 2.50m (2.80m on the 3 top floors).

Restrooms
Each complex has one men’s and one women’s restroom, and one for PWD, and has infrastructure on the extremities for vacuum restroom execution.

Lighting
High-efficiency lamps and bulbs, in compliance with LEED Certification requirements.

Parking spots
75 spots distributed in 2 above grounds: 68 for the complexes, 6 PWD and 1 spot for hybrid vehicles.



Building Supervision and Automation
Managed items: air conditioning, lighting, elevators, and generator for common areas.

Central Air Conditioning
Dedicated VRF system per complex.

Elevators
Equipped with anticipated destination and call system, power restoring system, and LED lighting.

Telecommunications
Provision for infrastructure for conventional regular telecommunications system and data providers.

Power
110 KVA installed per floor.
